Can I authorize another person to have a visit or a tour on my behalf ?

Yes, but you have to do so after having an authorization letter for the person name and ID number who will act in your behalf, this authorization letter must have a very clear permission from your side to authorize that person to have a tour visit on your behalf, a copy of your passport must be attached to verify the signature

What is the difference between the leased real estate & the totally owned one ?

The leased real estate is the property which is leased by Badgideg Establishement For real estate development & investment for a certain period but the totally owned ones is deemed to be a property that has been sold in full to a buyer in return for a purchase amount together with all rights of property

Can I do amendments on my villa ?

Yes, as long as such amendments will not affect the external side of the villa or the structural basis, but first, you must have a permission from Badgideg Establishement For real estate development & investment before carrying out any amendment, bearing in mind that all external amendments are not allowed at all.

Is it possible to have a copy of the sale and purchase contract in English ?

Yes, the sale and purchase contracts are both in Arabic & English.

What are the procedures to be taken in case of the loss of the sale contract ?

The sale contract signed with the client will have two true copies, one for the client and the other one for the establishment.

In case of loss of client’s copy, the establishment must be first notified in writing about this loss, moreover the client must provide an official notice to the security competent authorities that the sale contract is lost as well as to be published in one of the mass media in which he has to give clarifications for the place and time of losing the contract.

How many installments required by the establishment ? what is the due period of payment of the installments ?

Payment plan for residential units for the first phase bone (facades painted):

  1. 30% upon signing the contract
  2. 15% after 2 months of signing the contract
  3. 15% after 4 months of signing the contract
  4. 15% after 6 months of signing the contract
  5. 10% after 8 months of signing the contract
  6. 10% after 10 months of signing the contract
  7. 5% upon delivery

Payment plan for the residential units of the first phase, finished (turnkey):

  1. 30% upon signing the contract
  2. 15% after 3 months of signing the contract
  3. 10% after 6 months of signing the contract
  4. 10% after 9 months of signing the contract
  5. 10% after 12 months of signing the contract
  6. 10% after 15 months of signing the contract
  7. 10% after 18 months of signing the contract
  8. 5% upon delivery

Will the establishment ask for any warranties from the client (customer) in case the client intends to own the apartment or the villa before the completion of the payment process of the total value or amount of the villa or the apartment ?

The sale & purchase contract which was sealed by the establishment had contained statements and terms that indicated the client can’t own the apartment or villa before the payment of the total amount of the villa or apartment.

In case of death of the owner of the villa or apartment, what are the establishment procedures in this connection with the heirs ?

The establishment will deal with the heirs as per a legal heirs identification document in which the legal heirs will be identified, such heirs identification document will be officially endorsed and sealed by the courts and the judicial authorities.

The legal heirs will replace their dead relative (the client) in terms of the sale & purchase contract of villa or the apartment in which the property will be transferred to them regarding the villa or the apartment as per the legal inheritance, moreover they will be totally granted all the rights and features, thus they will be obliged to all duties and commitments as stated in the contract.

What are the conditions and terms of the initial reservation ?

The customer must be obliged to pay an a mount of 5000 Saudi Riyals as an initial reservation once the customer desires to have a reservation, such amount will be accounted from the total value of the real estate he or she like to have, if the order of the customer is not approved the amount paid will be refunded within 15 days.

Once the order of the customer is approved, the customer must complete the procedures to sign the sale contract of the real estate within a maximum period of 7 days of the approval of such initial reservation.

Bearing in mind that the order of initial reservation will remain valid legally for a period of 15 days.

In case of expiry of the mentioned period and the customer failed to stick to the time of completing the procedures of the sale contract, thus the amount paid for the initial reservation will be taken in the account of the establishment and will be under its liability.

Are there evidences and official documents for each villa or apartment ?

Yes, each villa or apartment will have the legal documents that are endorsed and a approved by the courts and judicial authorities as well as such documents will be registered at the real estate registry department. Each villa or apartment will have a full set of documents and official licenses issued by the competent authorities.

What would happen in case of death of the client before the completion of the payment of the installments ?

The legal heirs will replace their dead person in the sale & purchase contract of the villa or the apartment and will be obliged to pay all the approved installments stated in the contract which was signed by their legatee.

They will have all the rights regarding the property of the villa or the apartment in accordance with the contract.
